Two New Ways to Increase Borrowing Capacity for Property investors

Two key updates in the lending environment can boost your borrowing power:

1. NAB's Rental Income Shading: NAB now shades rental income by 10% instead of 20%, increasing your borrowing capacity by around 8%. This helps in securing additional or higher-value investment properties.

2. Virgin Money's DTI (debt-to-income) Ratio: Virgin Money, owned by Bank of Queensland, raised its debt-to-income ratio from 6x to 8x. This allows for greater borrowing at competitive rates, especially beneficial for self-employed individuals. Getting more money from the bank, at a cheap rate.
